Another good sign for the Island market are the recent sales of direct gulf-front
property. Last month a Holmes Beach gulf-front home sold for $3,500,000 and in early
May an Anna Maria lot closed for $3,725,000. My partner and I recently put a $3,000,000
gulf-front lot under contract – which had two offers on it. As direct gulf front property
increases, it raises all other property on the island proportionally. For those of you who

Call me for information about Tortuga inn Beach Resort and Tradewinds Resort
(chart attached). These two resorts are out-performing all rental properties on the Island
and there are some outstanding two-bedroom, two-bathroom apartments available for
purchase.
In the property tax area I think assessed values are going down. The Manatee
County Appraiser is already publicly saying that assessed values are down about 10-15%
and they always try to minimize the real decrease. The real number is closer to 20-25% but
the good news is they will be going down in 2008.
